All of that needs clearing before Friday check-in. Standard punch-list visit clears six to twelve items in two to four hours.
The soft-flag items - can wait one turnaround
Cosmetic things that will not stop the guest sleeping: paint scuff on a hallway wall, one loose wardrobe knob, a slightly wobbly dining chair, one grout line that has cracked in the kitchen splashback. Note these on the running maintenance list and clear them at the next visit rather than emergency-scheduling them this week. Batching several small items into one visit is still the cheapest way to buy handyman time.
The hard-flag items - stop everything
Serious problems that mean you should stop taking bookings until they are fixed: any leak from ceiling below a bathroom (soil pipe or waste pipe issue), any smell of gas, any smoke or CO alarm sounding on inspection, any electrical arcing or discoloured socket, any structural crack that has appeared since last visit, any signs of water damage on a downstairs ceiling. All of those need a specialist, not a handyman. Book emergency and cancel or move the incoming guest.
The seasonal add-ons
Two of the four annual turnarounds should include seasonal maintenance items. October: gutter clear, roofline inspection, external tap and stopcock check before the frost, boiler pressure check. April: exterior paint condition check on the seafront elevations, external hardware corrosion check (gate hinges, outdoor sockets, aerial fixings), garden gate re-hang if needed, exterior timber repair before the summer season starts.
The photo-completion loop
Every job leaves the property with completion photos, dropped straight into the shared drive or the running WhatsApp thread. Handy for three reasons: proof to the owner that the work was done, evidence for any guest complaint about the fixed item, and running maintenance log for insurance and eventual sale.
