Service · Small plumbing
Dripping tap, leaking trap, running loo, silicone reseal, washing-machine hose swap, isolator valve replacement. Non-gas, non-notifiable plumbing only. Standard tap replacement £70 to £120.
The workhorse handyman plumbing remit: dripping taps re-washered or replaced, leaking trap under a sink or basin refit or replaced, cistern internals swapped on a running or slow-fill loo, silicone reseal around a bath or shower tray, washing-machine or dishwasher hose swap, isolator valve fitted on a supply pipe, radiator bleed, radiator valve replaced, mains-cold pipe reroute for a fridge or dishwasher, extractor fan swap. Everything a handyman can do to a domestic non-gas plumbing system without needing to be Gas Safe or WRAS registered.
Anything gas: gas boilers, gas hobs, gas fires, gas meter work. All of that goes to a Gas Safe registered engineer. Anything on the notifiable-plumbing list: soil-stack work, boiler flue routing, water-main work upstream of the internal stopcock. Anything requiring a WRAS certificate. Full bathroom or kitchen installs where the plumbing is part of a bigger scope go to a proper plumber to keep the compliance chain intact.
Dripping tap re-washer £45 to £75. Tap replacement (like-for-like, single-lever mixer or two-tap set) £70 to £120 including labour, plus tap cost at trade. Cistern internals (fill valve, flush valve) £80 to £140 fitted. Radiator valve replacement £55 to £95 per valve. Silicone reseal (bath edge, shower tray, kitchen worktop join) £45 to £85 depending on length and prep. Isolator valve fitted on a supply pipe £45 to £75.
Leaking mains-fed pipe, overflowing cistern, washing-machine hose burst: we can usually get to a Broadstairs property inside two hours on a weekday, longer at weekends. Same flat £45-per-hour rate applies, no minimum, even on priority call-outs. First job is stop the leak, second job is fix it properly, third job is the paperwork. Holiday-let owners get priority routing where a guest is on site.
Silicone reseal around bath edges and shower trays is the single most common small-plumbing job on Broadstairs holiday lets. Guest use tears the silicone open, mould gets in behind the bead, the bath edge starts leaking into the joist below. Full strip-and-reseal (cut out old silicone, mould-kill treatment, dry, apply new sanitary silicone) £45 to £85 per run. Twice a year is a reasonable cycle on a busy holiday-let bath.
